New Chandigarh

New Chandigarh LPA is located in the north east of GMADA region, south of the Shivalik range. It is bounded by Chandigarh and Mohali, acting as the northern gateway to the Greater Mohali area. Most of the land is not so fertile and there are a number of brick kilns in this area. Spread over an area of approximately 15,000 acres (6000 ha), it is also near the industrial town of Baddi in Himachal Pradesh. The main settlements are the 32 villages scattered throughout the area, the largest of them being the historic Mullanpur village. A significant portion of its land adjoining the Shivaliks falls under the PLPA (about 1150.20 ha), which imposes restrictions on land uses in such areas as these consist of highly erodible soil and have to be guarded against the harmful effects of deforestation and ecological imbalance. There is a restricted area of 140.8 ha that is dedicated for military use. Its topography is relatively gradual and generally suitable for urban development, providing about 4000 ha of buildable land for the development of new townships and urban activities. The Jayanti Devi Ki Rao, Patiala Ki Rao and Siswan River are the main rivulets which pass through New Chandigarh.

 The main connectivity is through the existing MDR-B which runs through Chandigarh between New Chandigarh and Panchkula and MDR-C, which starts at New Chandigarh and runs westwards to Kurali and further westwards towards Sirhind.  The existing rivers and their surroundings will be enhanced to become prime physical assets of New Chandigarh. These have been conserved and development in these areas includes recreational zones only with minimal construction activity. A 100 m buffer zone has been set aside around the perimeter of the Defense Area as a no construction zone. This amounts to approximately to 140.80 ha of land with limited development potential. Other special and detailed development controls have been specified for all categories to ensure a logical and sensitive growth for the land utilization in the new township of New Chandigarh. With the above development controls in place, New Chandigarh will become a township that is in harmony with its environment and nature. Due to its prime location, New Chandigarh is bound to attract the population of Chandigarh and Himachal Pradesh in the long term and hence establish itself as a significant, self-sustaining town offering world class facilities in the fields of Health, Research and Education.

ECO CITY 

Residential development under GMADA, Ecocity is the upcoming Ultra modern Township at Mullanpur, New Chandigarh. Quite synonymous to its name, it is surrounded by lush green areas. The scheme launched in the year 2011 for the allotment of 836 residential plots evoked overwhelming response as approximately 1, 60,000 applications were received. Planned to the south of MDR-B, Eco City Phase-I is being developed on an area of 400 acres, which has been acquired under 100% Land Pooling,  thereby making the farmers as the stakeholders and none of the farmers have been uprooted. Development works are on a spree at the site and are likely to be completed by January, 2014. Development is being carried out by M/s Larsen & Toubro Ltd. Total area under development of the scheme is 400 acres and the total project cost of development is Rs. 151 crores, out of which Rs. 50 crores have already been spent on the construction of roads and providing Public Health, Electrical, Horticulture Services, etc. Around 450 acres of additional land is being acquired for Eco City Phase-II. Compensation will be paid as per the policy to the land owners whose land will be acquired for the project.

MEDICITY

Medicity has been located adjacent to the restricted PLPA land. A total area of 350 acres has been marked for the Health Zone out of which 100 acres has already been acquired by GMADA under 100% Land Pooling , thereby making the farmers as the stakeholders and none of the farmers have been uprooted. Land owners of Medicity would be allotted residential and commercial plots/sites in Eco City as per their entitlement under the land pooling scheme.  The remaining 260 acres is being acquired. Out of the already acquired 100 acres, 50 acres of land has been allotted for the development of the Tata Cancer Hospital, work on which is underway. Civil works are in progress at the site and target is to finish the project by 2015. The project so completed would provide facilities for clinical research, training and education.

 

EDUCATION CITY

The Education City has been proposed on an area of about 1700 acres, land acquisition process for which is underway. Its aim is to develop New Chandigarh as the learning destination for the Greater Mohali area by providing land for setting up schools, colleges and universities offering world class education, along with opportunities for establishment of a Film City within this zone. Reputed international universities and institutes in the area of computer science and engineering branches, tourism and hospitality, hospital administration, multimedia, pharmaceuticals, media and mass communication have shown interest to set up their campuses in the proposed Education City. Apart from allotment of land to various educational institutions, residential and commercial areas will be developed in the project for the convenience of the students and the faculty. The district will surely be a preferred destination among the aspirants of various educational streams, with the project getting into the shape.
